One of seven schools and a park recreation center developed by Garfield Traub for the Los Angeles Unified School District as part of its plan to reduce overcrowding in area schools, Washington Primary Center was designed by Martinez/Kuch Architects.
This 28,129 square-foot school is located on approximately 2.09 acres and is designed to relieve overcrowding at Figueroa and Woodcrest Elementary Schools. This 2-story school accommodates 350 students in 14 classrooms. A multi-purpose building houses dining and food services. The site is well utilized and includes a large playground area.
Developed under the Education Code 17406 Lease/Leaseback program, Garfield Traub’s innovative financing plan provided the District with the most advantageous capital structure while enabling development team selection based on best value rather than lowest bid.
Eight developments were managed concurrently in eight locations with eight distinct designers and eight separate architects, including interface with eight owner representatives, eight separate builder project staffs and more than 200 subcontractors.
