Garfield Traub provides turnkey development services to not-for-profit, community, and public hospitals for the efficient delivery of essential healthcare facilities.
Unlike private developers who build hospital facilities to retain ownership and operations for their own account, Garfield Traub offers a solution that enables healthcare institutions to enjoy the financial benefits of ownership, while minimizing the impact on their balance sheet, credit rating, and bonding capacity.
Our innovative approach to facility development can enable hospitals to implement their master plans, in many cases, years ahead of what their current capital budgets would allow. Our innovative solutions can speed the delivery of garages, administrative office space, ambulatory care facilities, conference centers, and power supply infrastructure. By finding alternative solutions to the delivery of these facilities we allow hospitals to retain their limited capital budgets for the delivery of their core healthcare facilities of bed towers, operating rooms, and laboratories.
Garfield Traub has shown hospitals that its development approach can provide a lease rate for a facility that is approximately 30 percent below that which a private developer would have to charge for the same size and quality facility. Equally important, throughout the process the hospital retains control of the design, construction, and operations of the facility, and upon the retirement of the debt, ownership transfers fully to the hospital.
